Chimneys

You shouldn't find any trouble fitting, altering or replacing an external flue, chimney or soil and vent pipe without planning permission as long as you stick within the following parameters.

  1. Flues are allowed as long as they are less than 1 metre in height above the highest part of the roof;
  2. If you live in a designated area* and have permitted development rights, it's still advisable to check with your local planning authority before a flue is fitted;
  3. In a designated area*, the flue should not be fitted on the principal or side elevation that fronts the highway.

* Designated land includes the Broads, national parks, World Heritage Sites, conservation areas and Areas of Outstanding Natural Beauty.
