Buildings separated from the house

This applies to anything that is constructed outside your house on your land; including sheds, greenhouses and even swimming pools.

From now on, you no longer need to apply for planning permission for outbuildings unless:

  • The outbuilding is built on land forward of a wall which forms the principal elevation of your property.
  • The outbuilding is more than a single storey high.
  • The outbuilding has an eaves height of more than 2.5m, a maximum overall height of over 4m with a dual pitched roof or a height of over 3m for any other type of roof.
  • The outbuilding has verandas, balconies or raised platforms.
  • More than half of the land around the original house would be covered by additions or other buildings
  • You live in a National Park, Area of Outstanding Natural Beauty or World Heritage Site and the maximum area of your outbuilding exceeds 10 square metres and is more than 20m from your house.
  • You live in on designated land* and you're planning to build your outbuilding on the side of your property.
  • You live in a listed property or within the curtilage of a listed building.
