You do not usually need to apply for planning permission for any maintenance or repairs that you have to undertake on your property's drainpipes, drains and sewers unless your council has made an Article 4 Direction which withdraws permitted development rights.

The important thing to ascertain when you need to carry out works on your drainage system is the actual ownership of the system as pipes can be shared with your neighbours or owned by your local water authority.

If you don't find out who owns what and whether you're allowed to have work done on the surrounding drainage system, you may be asked to pay for rectifying any development carried out or face legal issues.

Besides this, all people who live in a listed building, must get listed building consent in order to have either internal or external work carried out on their property's drainage system.
