Biomass fuelled appliances

As long as the work is internal, you will not require planning permission for biomass fuelled appliances (unless you live in a listed building in which case, you'll need to check with your Local Planning Authority).

If the appliance needs a flue outside then this is generally classed as a permitted development as long as it meets the following conditions:

  1. Flues on the rear or the side elevation of the house are allowed to the maximum of 1 metre above the highest point of the roof.
  2. In a conservation area or in a World Heritage Site, the flue should not be fitted on the principal or side elevation if it would be visible from the highway.

If your new appliance requires an outbuilding then you need to double check the permissions surrounding outbuildings as the same rules would apply.
