It did take a while and several plumbers to diagnose the issue (which actually turned out to be three separate problems!), but once identified Shaun did an excellent job of installing a new 3-port valve and hot water tank which he let me source myself to keep costs down. My only problem was getting hold of Shaun initially - the mobile number on here was not up to date. Otherwise highly recommended!
