The existing roughcast on our garden wall is starting to weather and has been partly removed by vandals. As a result, we want to remove the existing roughcast render and apply a new either 'flat' or finer-roughcast render. The wall runs around 2 sides of the property and (due to a gradient) measures around 3 feet tall at its lowest point and just under 5 feet at its tallest.

We are currently purchasing a two storey terraced house in Camberwell (completion date 2nd of April) and subject to the cost we are considering extending downstairs to the rear garden by 1.5 (width 3.9m). There is already a wall of this length to the left, which is the wall we share with the neighbour (their house is slightly further ahead than ours).
We are looking for a builder's cost for the following:
- one storey extension of 1.5x3.9 m2
-fitting window and door to the new wall
-replace under stair boxroom
-removing tiles from garden
-change of floors
We are in the process of learning whether a planning permission will be needed
I'm not sure if Building Regulations approval is required for this job and would like some advice
Style of property: Modern
We had new carpets fitted around a year ago, however had a new boiler put shortly after this was fitted and some of the upstairs carpets needed to be taken up to get to the pipes. I need someone to tighten and fix the carpets back in place properly as they have got looser and looser and are no longer fixed in some parts. It will be the carpet in the hallway and doors that need re fixing, along the rail and also the 2 rooms that join but just to the door bar.
My washing machine is making a clacking sound when spinning. It has done this from the start and only about 2 years old. I am concerned that it might be the bearings. The machine is stable and level on the floor.
