What does boiler servicing involve?

Your boiler needs to be serviced annually, and ideally you’ll want to do this just before winter so you’re not caught out when you need it most. Plumbers and heating engineers will generally be less busy before the hectic winter period, too.

It’s a good idea to have your gas pipework checked at the same time, and if you’re a landlord, then you have to do this by law.

It would also be a good idea to get any other gas appliances checked at the same time. Things like hobs, ovens, and fireplaces.

The paramount reason for all this is safety – gas problems can cause fires and carbon monoxide poisioning, so it’s crucial you make the time to get your boiler serviced.

Costs for boiler servicing

  • £60-£100.

The costs for boiler servicing can vary depending on location, time of year, the boiler type, and the time of day. Some tradespeople or larger companies will come out on evenings or weekends but might charge a little more.

Some energy suppliers provide free gas safety checks, usually to customers on means-tested benefits. If you think this applies to you, contact your energy supplier to ask them.

Signs that your boiler or gas appliance needs an urgent service

What’s the difference between a safety check and an appliance service?

A safety check is a series of tests that ensure the appliance is safe to operate. This includes:

  • Setting and adjusting the appliance so the gas is burning correctly.
  • Checking it’s suitable for the room it’s in.
  • Checking it’s securely fitted and properly connected.
  • Checking there’s an adequate air supply.
  • Ensuring any flues or chimneys are operating correctly.
  • Making sure all safety devices are working correctly.

An appliance service, which is what you should be expecting with any standard boiler service, includes the above checks, along with these further ones:

  • Analysis of the combustion exhaust gases to make sure the appliance is burning the gas safely.
  • Checking the condition of the appliance including the effectiveness of any seals and gaskets, along with the cleanliness of heat exchangers etc, as well as checking for any signs of heat or other distress.

The qualifications your tradesperson needs

Your heating engineer needs to be registered with Gas Safe, ensuring they’re trained and qualified to work with gas.

If you ask for the engineer’s licence number in advance, you can look them up on the Gas Safe register here.

All Gas Safe-registered engineers carry a Gas Safe ID card, which they should be more than happy to show you.

Details to check on the front of the card: 

  • The engineer's photo.
  • The start and expiry dates.
  • The licence number at the top. The same number should be embossed across the middle, too.
  • The security hologram.
  • The engineer is from the business you employed.

Details to check on the back of the card: 

  • The engineer is qualified to carry out the gas job you’ve employed them to do. For boiler servicing, it should say ‘Gas Boiler’. It should also say ‘Pipework’, as this is the engineer’s minimum safety qualification to work in your home.
  • Their qualifications are up-to-date.

What is Gas Safe?

The main focus of the Gas Safe Register is to improve and maintain gas safety to the highest standards. They make sure all gas engineers on the Register, over 120,000, are qualified to work with gas.

They work to protect the public from unsafe gas work through:

  • A national investigations team tracking down illegal gas workers.
  • Regular inspections of Gas Safe-registered engineers.
  • Educating consumers and raising awareness of gas safety.
  • Investigating reports of unsafe gas work.

Planning permission for boiler servicing

You don’t need any planning permission for a normal service.

If the boiler needs replacing then planning permission isn’t normally required, but if you live in a listed building you should check with your local planning authority.

If the installation requires a flue outside, it will normally be permitted development if certain conditions are met. See the Planning Portal for more detail.

Insurance for boiler servicing

As always, any good tradesperson should have public liability insurance, which protects against any accidents or damage to your home.

Questions you should ask your tradesperson

  • Do they have public liability insurance?
  • Are they Gas Safe-registered? (They’ll have a valid ID if so).
  • Will they be carrying out a full appliance service rather than a safety check?
  • Most companies or tradespeople have a set price for a boiler service, so make sure you know this advance.
