We have a 2 bedroom house and would like to take down the internal walls upstairs and re-partition to create 3 bedrooms. We have drawn up plans ourselves with exactly what needs doing. It would require some electrical work to re-wire and also radiators would need moving. we would also like it plastered and decorated. I have plans and the list which can be e-mailled to you to provide more information. We are looking to do this as soon as possible so would like quotes quickly.
We asked Jon to remove all our upstairs walls and re-partition to our drawings. He did a great job and we are very pleased. He organised for all other trades to be involved and he always arrived when he said he would and left everything tidy at the end of each day. The work was done in more or less the time frame he quoted (as we did ask for some additional work to be done). GSI Property Maintainance worked on my project for about two months. The work included outside drainage, brickwork, deep groundwork with heavy concrete footing and RSJ instalation. All this work was completed in a basement with poor access. Neil completed this work to a high standard within the time planed. At only a day's notice, two men came to inspect a house in Cambridge which I was interested in buying. I had concerns that there was evidence of movement in the structure of the building (as demonstrated by fine cracks visible in some of the exterior walls) but I was not yet ready to pay £1000 for a full structural survey by a chartered surveyor. The inspection cost me £80 and established beyond doubt that subsidence had been. and was still affecting the property, causing cracks to appear in many locations. I was advised how to proceed to establish the cause of subsidence (camera survey along the drains and soil analysis) but decided to withdraw from purchasing the house.Paul

We require different works to be carried out starting with a new outside down pipe and sewer pipe laid to existing cesspit giving water drainage to a new part of the house where internally we intend creating a downstairs shower room and moving our boiler from outside to inside the house. Also the existing downstairs bathroom which is the centre of the house needs to be removed and structural work done in knocking down a non supporting wall creating a hallway where the bathroom used to be. This will allow the existing doorway from the kitchen to the lounge to be bricked up allowing a total refit of the kitchen. This is the initial works, we also have plans to remove the existing staircase and turn them to go the opposite way to the upstairs floor and in doing so create a larger landing allowing for a second shower room upstairs between 2 of the bedrooms ( jack and jilll) directly above where we are creating the new shower room downstairs ( hence the new sewer and downpipe) Difficult to explain but obviously viewing the property and our plans would prove beneficial. My father was in the building trade for 30 years so I expect a very high standard of work I do not like cutting corners and I believe in doing things RIGHT and only doing them once.
