Setting the right budget

How much should you expect to pay?

We know it's difficult to estimate how much a project will cost, that's why we've surveyed our tradesmen to give you an idea of how much you should expect to pay for specific jobs. Tradesmen all across the country have contributed to the cost guides, so the costs you see are an approximate national average.

For smaller parts of the building or new extensions, your flat roof will be built in the same way as it would be on the main roof. This will mean layering plywood decking, vapour control layer, insulation, felt and any surface such as gravel over the ceiling joists in your home. This makes for a strong, damp-free roof that will last whatever the weather throws at it.

If there is a roof that needs replacing then that will need to be removed first and that time budgeted for. In some cases your roofer may suggest only a partial new roof, utilising current insulation. This will save time and money, although an entirely new structure will last longer. Flashing in metal or fibre-glass will be used to seal the extension roof to the building if needs be. This will stop leaks and prevent damp from collecting adjacent to the new roof.

Rated People asked 41 of our registered roofers across the country to give approximate prices for repairing roofs and for laying new roofs.

Please note these are average costs which vary according to the type of roof, the part of the property and the size of the property. Materials are not included and the cost guides are intended only to help you budget when posting a job on Rated People. For a free quote tailored to your specific requirements, please contact our local roofers.
