Setting the right budget

How much should you expect to pay?

We know it's difficult to estimate how much a project will cost, that's why we've surveyed our tradesmen to give you an idea of how much you should expect to pay for specific jobs. Tradesmen all across the country have contributed to the cost guides, so the costs you see are an approximate national average.

Flashing

Low High
Flashing £200 £400

Flashing are the strips of waterproofing material that seal your roof and make it watertight. These are often lead strips that are placed around chimneys, dormers or other openings on a roof and they are easily visible from street level as solid strips of metal. Flashing is very long-lasting and durable, but it can become damaged over time, or even stolen. If you notice damaged or missing flashing then call a roofing professional to deal with it.

The metal will need to be repaired or replaced and then sealed in place. The cost of the job will depend on how much flashing needs repairing or replacing, as well as how long it takes to locate the problem piece of flashing. The problem may first present itself as a leak from the roof, so it won’t always be as simple as an obviously damaged or missing piece of metal. Once the issue is located then the lead or other metal will be patched or replaced and then sealed into place, usually by soldering or welding (although a strong adhesive may sometimes be used).

Rated People asked 41 of our registered roofers across the country to give approximate prices for repairing roofs and for laying new roofs.

Please note these are average costs which vary according to the type of roof, the part of the property and the size of the property. Materials are not included and the cost guides are intended only to help you budget when posting a job on Rated People. For a free quote tailored to your specific requirements, please contact our local roofers.
