I want to do a garage conversion - but I'm getting conflicting advice about if I need planning permission. What's the rule of thumb?

hi it may vary on your local council . Not everywere is requiered that`s way is confusing. Log on your local council web and find out. I made several my self and need Buildig Reg only on two. Plannig permit is need it,so later on the room must be added to your count. Hope I help good luck Tom

Hello Pat, in general a property is permitted a certain percentage of the origional building's floor plan of extensions before planning permission is required. There are however other factors which might mean planning is required - conservation areas, listed buildings, projections past the front of the property, overlooking... Each council have different criteria. The safest thing to do is contact your local planning department who should be able to give you advice. If you need planning (or you think you might) get an architectural technician to prepare an application (shouldn't be more than £150 or so for the drawings then add to that the application fee from the council). You'll also require a building warrant (planning permission is concerned with how it looks, building warrant is concerned with how it's built). This might work out a bit more expensive as it depends on what you're planning to change your garage into. But you'll definately need a building warrant.
