Whisch Subfloor to use - the best for stability and durability

I have to remove all the orginal tongue and groove floorboards that sit on the joists, in a room due to a dry rot problem. Now I wanted a wooden floor in that room, properly real wood and nailed down by magic nails. I want no draughts from underneath and a solid floor . What subfloor should I choose ? 28mm mdf boards( my suggestion) or new floorboards( 20mm) with 3/4 inch ( 19mm) plywood on top( builders suggestion). I probably have 40 mm to play with so floor is level with next room.
