Rough quote required for a small extension, modernisation and rewire.

I am looking to buy a 3 bedroom bungalow in Wheatley Hills, Doncaster which requires a small extension and modernising. Before I commit myself to making an offer on the property I need a ballpark figure for the work required. The work required is to extend an existing 9 foot wide side bedroom by 12 feet and tile the roof. Build an internal wall with a door inside the bedroom and fit an en-suite to the wall that backs on to the existing bathroom. Replace the existing bathroom tiles and suite. Electrically rewire the entire property and fit new sockets where required.
