The chimney leaning is caused by ammonium sulphate contanination, it needs to be rebuilt to that area, there are no options!

I have a chimney that appears to be leaning and has led to cracks in inside and outside walls. What action will need to be taken?

Either take down and rebuild or take down completely and roof over if its not used
