Extension estimate

We are considering adding a single story extension to the rear of our property. The building is approx 8 feet wide and we would be looking to extend out by approximately 3 feet. We would like to get an idea whether it would be worth doing for the small space gain before getting builders round so we don't waste anyone's time. Can anyone let us know a ballpark estimate?

Few factors to consider. If you are looking to add small bedroom or another bathroom/toilet - it is always worth to spend some money. If that will be extending kitchen or dining room - it is your call. Around £1,300 per sq meter, depending on desired finish and details. But as Gary pointed out with extension so small it is most likely price will go up. In the future if you want to sell your home extra bedroom always gets you better price, bigger dining/living not necessarily will. Size of your extension is too small for bedroom so i assume it will be creating bigger kitchen / dining or living room. Maybe worth looking at bit bigger area, say another 3 feet?

Hi, extensions are usualy priced at £1,100 to £1,300 per square meter for full supply and build costs with standard fixtures. However as you are planning a very small extension it will often be quoted from a cost and profit calculation that will not relate to the per square meter conversion. You will also have to account for architect drawings and engineering calculation costs along with Coucill planning & building control. Coucil planning & build control costs can be found on your local Council web site along with rules and advice on the process.

Dear Carly, I think if you base your build cost on £250 - £300 per square foot you won't be far off.
