What support is required for removing downstairs bay window

We have just bought a semi detached house and would like to build a rear extension across the width of the house. We need to remove a downstairs bay window to make open plan kitchen/diner. however there is a bay window above it. What support is required for this job to ensure it is structurally safe?

Hi Michail, Probably you will end up with RSJ's as it is load bearing wall. Don't ask builders - this is something that structural engineer has to asses and calculate. Then back to Council for approval and present builder with all details so he can quote for you.

Hi, You will need to consult an architect who will provide full advice and engineering calculations for steel support. Your architect will also be able to advise you about and deal with, Planning permission & Building control.

As the bay forms part of the external structure of the building i would advise you to employ a structural engineer to design a beam and give you the necessary load calculations for the job.I would carry out this work under building control approval this will incur cost but as your building the extension anyway you could combine the costs and apply for a building notice to cover both,you are unlikley to need full building regs on a small extension.I would however get plans drawn and check any potential problems with drainage etc.Often a good method to ensure success is to copy someone who has done a simular project to yours in the same street. regards Dave Price R.E.W.Services
