Old loft conversion - can I replace the attic hatch with a door?

Posted by John Roberts, on
My terraced house has a loft conversion which was done circa 20 years ago. The loft is now a bedroom, a very small landing and an attic space. The attic space is accessed by a small hatch in the wall on the small landing. Can I replace the hatch with a door? Would I need any building regulation permission to do so?

You should not need building regulations permission to do this but it should be done in accordance with Building Regs. this can be done if you hire a competent builder.

Hi John it's always worth consulting building control when carrying out any alterations. If you fit a fire door and frame to the new opening you can be sure that you will meet regulations, particularly as the stairs are the means of escape for the bedroom. The extra cost would not be excessive over a standard door and if you fit intumescent strips with a brush strip they act as a good draught seal.Hope this helps. Thanks. Ed.

Hello John, Most alterations need building regs, you will have to tidy this up when you come to sell your property-however the answer to your question yes! You are are making the situation better then what it is from a point of escape but rules are rules. It may be worth considering a fire door. Warning.: Always make sure you have a form of escape Regards Michael
