Can you remove a chimney breast on ground floor only?

I want to take chimney breast out in my dining room to make room bigger . would i need any permission to do this

Hi Rachael It's certainly possible with a use of an R.S.J between your first and second floor. You will need building regs approval if nothing else . You will need permission if your if building is a listed one. You may need a party wall agreement of the wall your chimney breast adjoins an neighbouring property. Hope this helps Mark

You may not need permission Rachel but it would be wise to seek expert advice before carrying out the procedure. You would have to put in some sort of brace to carry the weight of the remaining brickwork. This's could either be an r.s.j. ( steel beam) From one wall to another, holding up the outer face of the remaining breast, perhaps hidden in the ceiling if the ceiling beams are going parallel to the breast. Or a gallows bracket purposely made fitted tightly underneath. This would show up in the room below and would have to be boxed in. Hope this is of some help JC

You don't need permission unless there is a preservation order on the interior of the house . If you do go ahead , the chimney above will need supporting or it could come down !
