Ball Park Rennovation and Extension Cost

I'd like to get a ballpark figure for the following work Existing Room (6m x 3m) Remove and dispose existing kitchen Install new electrics Relocate wet utilities approx 1m from existing location Remove ceiling install new ceiling plaster and install new lighting. Install underfloor heating and lay engineered wood flooring. Relocate gas pipe for cook approx 1 meter from existing location. Tile spash back approx area 5sqm. Install kitchen New Extension approx 5 x 4 located off external wall of previous room. Create and install bifold door to extension make good wall. Extension to be fitted with electrics. Bi-Fold glass doors to garden covering full length of external wall 5m. Two brick walls and sloped roof with velux window. Underfloor heating. Located in Harrow a ball park figure will suffice i.e. approx 25k.

Hi Simon Ballpark figures are good for an indication of the top end costs of your project but any job, especially an extension or renovation should take some time to finalise. Ballpark figures for an extension can range from six hundred and fifty to one thousand pounds per m2. Again that is a figure purely for you to decide whether or not it's worth your time to go ahead and book in architects etc. Any good builder will give you free estimates and advice on what steps to take. Most builders will have an architect and structural engineer they can recommend and vice versa. A good architect will guide you or through all of the preliminary stages of dealing with the planning permission/building warrent etc. Dean Dovetail

What your asking is risky your better getting a good rated people builder to give you a fixed price quote , ballpark figures ratel work out & you the home owner is left with the extra cost , I find if a builder is a little quiet he will estimate on the cheaper side to win the work then once he has his foot in the door prices begin to go up & his defence is it were only a estimate ( ball park figure ) keep safe & only get a fixed price quote
