We have problem with damp around several windows.

It is so bad that there is black mould around several windows. Initially thought it was condensation but in the recent heavy wind/rain we had a puddle on the window sill. It would appear rain coming in between window & brickwork? What would the likely repair be & is this a job for a general builder or a window specialist

It sounds like the either the sealant has failed , or this could be a pointing issue , a general builder will be able to sort this either way for you ., regards Andy

If there is black spot mould , it is condensation. A puddle of water after rain does not indicate a leak but can also, observation from the interior is the best way to know, clean up the puddle and see what happens in the rain, I still think this is condensation .
