Planning Permision, rear extension?

Wondering if Planning permission is needed for a rear extention inculding a kitchen and bathroom, messurements of house 4.8M wide by 6.4M long, the extension will roughly be 3M by 3M? Thanks

Hi, As Ian has said, you do have a thing called permitted development, you architect should be able to help you there. You will also have to check that you are not to close to a boundary. Permitted development does not apply if you live in a listed building or in a designated area e.g. National park or world heritage site etc. if you google planning portal there is all the information you need on there. Proper plans and building regs will still apply though. Good luck Ian.

Hi Maggie If you have no other extensions on a semi detached property and the proposed new extension projects no more than 3m from the rear house wall and is no taller than 4m ( single story ) then you will not need planning permission under what is known as permissible development, if the property is detached then you can extend 4m out from the rear wall. there are some areas in England that will still require permission so always ask your local council or the person drawing your plans, however you will need building regulations approval, Kind regards Ian
