How much does it cost to convert a 3 bedroom house into two flats?

I'm a developer considering purchasing a 3 bedroom bouse and converting into flats ( potential a 1 bedroom and 2 bedroom)
The house would full renovation including heating kitchen bathroom and electrics ( but not windows)
Ideally I would like for a rough estimate based on a basic renovation making the flats available to rent.
