Hi Ade, Definitely one builder/one company! You will have to deal with only one project manager then dealing with each trade separately; if any small problems which will need's rectifying, at the end of the project, the electrician will say that is carpenter's fault and the plumber will say that is nothing to do with him... is painter's fault, which in his opinion the one to be blame... is the tiller, etc. Best regards Tudor Construction Services Ltd
Hi Ade In the long run on any large projects, if you are inexperienced the job will run on for a lot longer and may end up costing you more in the long run. You will have all the hassle that goes with it. If you hire a good builder, they will be experienced with it and will know what order trades go in. All his men will have worked with him before and things will run a lot smoother. I'll give you an example. We have done some work for a customer who decided to run the project himself. Initially he planned that the build and refurb would take 8-12 months. The job is into it's 20th month and has about 2-3 months left on it. Had he had hired us to do all the work we guaranteed it would have been done in 6 months. Money wise he has probably spent the same as the quote we provided. Best of luck. Sam (eps)
Hi Ade If you get trades in one by one, then clearly you would have to oversee the whole project and check out all their work. In fact act like a sight agent. If you get a building firm in they do all that for you, obviously it would cost more. Choice is yours JC
