Cellar extension, second question.

The work has already been done and I am keen to buy this property. Spoke to the builder who renovated the house and is also the current occupier.He claimed that the work didn't fall under building regulations (bulls**t detector alarm rang loudly). Failing a building regs inspection, would a full house survey, with attention drawn to this, be a sufficient solution? Could there be later legal problems?

Hi Micheal. Most work involving the structure of a property will require building regulations approval. I think I would agree that putting this in the hands of your surveyor with instructions to pay particular attention to the recent works will suffice. You will however need to supply the surveyor with details of works and your full instructions in writing. Please let me know if I can assist further. Peter Barber CSSW.,CRDS.
