Do I need a structural engineer

Posted by Ian Coe, on
I signed up for replacement windows with Safe Style UK but they have just advised me that they are not prepared to go ahead because of the danger of wall collapse when the existing window frames are taken out. What do I need to do?

Ian hi. you need a structural engineer to do a report on your walls, and then any good builder can give you a cost for the repairs.

it sounds like you have a structural issue, it is unlikely a wall will collapse but if there is no lintel above your window or the lintel is cracked you may loosen a few courses of brick work above the window and therefore cause a problem, in which case you will require a new lintel that's all. if it is obvious that there is a direct link to frame and brick work and is likely to cause a collapse investigate further, then take advice with perhaps one or two other companies to get a second opinion. you may have signed a contract and have paid a deposit but that is refundable on these grounds. also your house insurance may cover you for the repair work. check your policy.

Most likely (though details are lacking) that there are no lintels above the existing windows and the brick work would collapse without them, you need a builder really to have a look and quote for lintels
