Extension and loft converstion

I want to do a Loft conversion and extend downstairs kitchen by removed an old consversory and extending the kitchen/diner (15mx5m). Should I get one builder to do all or one for loft expert and one for extension downstairs? Should I wait for architect plans to be completed, before getting quotes for the project from builders? How much should I budget for such a project?

Hello. I will respond for each questions separately. 1. You can have either one builder for extension and another for the loft,or one to do both.I would recommend to have one builder to do both jobs. For example if I would take both jobs,together will be cheaper than if I will do it separately. 2.You can ask even now for quotes from builders,but it's a lot better after you have the plans. For my self it's more easy to see the plans,and I can give exactly the quote for your job,but if I will come now,I will be able only to give you an estimate quote. 3. I don't know if I get it right,you have 15 meters x 5 meters? If it's like this you have 75 meters square. If that was 15ftx5ft that means about 7 meters square. The price for extension is between one thousand and fifteen hundreds per meter square. For the loft conversion roughly about fifteen thousands with materials included . This was only an estimate,but as I said,wait until you've got the plans,find a good builder who will take both jobs to do it,and than you will have good price for the both job.
