Hello Amy, You will need to contact a structural engineer first in order to calculate and investigate the proposal wall demolition; he will be able to tell you if is a supporting wall or not, he will advise you if the proposal demolition is possible, and if possible then and he will calculate the new structural support which can usually be an RSJ metal beam and appropriate pad stone or metal plater sittings. Have all this preparead for a general builder to quote for building work. You will also need a Building Notice Application before you start the work, this will be done by your builder or you can do it yourself, just pop in to your local council Building Control Department and fill in an application for minor structural alteration and forward the application, which will cost you around £200 depends of you council charges fee, along with your structural engineer report and calculation; they will then send over an Building Control Inspector which will check up all the stages of the work making sure that the work will be done according with structural engineer calculation and meet Building Regulation Rules; on the end of the project you will receive a certificate in post; the certificate of your structural alteration work; this is vital, is something that you must provide when you will sell your property, failed to own an certification will result in dramatic price drop.
