Replacement Flooring

- Although we had a house survey before moving into our 1930s semi we have discovered rotten floor grade chipboard floors in two rooms. One being a utility with shower and the other - an adjoining dining room. We need to cap off and remove the toilet and shower as well as replace the flooring that is damaged but should we get and plumber and flooring guy or a general builder? How much is reasonable? The floor area affected is approximately 2m squared. Thanks.
