I live in an Edwardian house, which currently has a very small and pokey galley kitchen. There are two external outbuildings attached to the end of the kitchen, and I'm considering knocking through into these in order to create a slightly larger and much brighter space. The kitchen is currently 14ft by 7ft wide, and the new dimensions would be approximately 23ft by 7ft wide. This is single-story only.
I have a few questions - the first being whether or not I need to involve an architect, since this is essentially a conversion of an existing space and it is a very small project. I've produced a detailed floorplan complete with dimensions - and it literally is a rectangular shape with straight walls.
Secondly, would I be best to get one builder in to cover all the work involved i.e. building the extension, fitting new external doors, plumbing, electrics, plastering, laying flooring, etc. Or would it be better to arrange things myself? To that end, I'm also hoping to have a concrete floor in my lounge re-levelled - is it likely that if I asked for a complete job to cover everything in the kitchen AND the lounge that I might get a better deal? If not then it might be better for me to wait with the lounge for now!
