Floor Replacement.

Floor joists are showing signs of dry-rot (just crumbling to the touch) in my entrance passage to my front door. Floorboards are dropping under foot near front door. Should I have the joists repaired or have the whole entrance void filled with concrete? There is a void under the floor. The area is about 3 feet wide by 13 feet long and a couple of feet deep. Which is longer lasting/cheaper? I just don't know what to do.

Hi John as previously stated dry rot is a very serious problem and can spread throughout the whole house if not treated, but it may just be wet rot that has dried out. The problem with filling the void with concrete is you may be blocking air vents to the floors in the rest of the house, if the ground floors are timber you will have vents, cutting of the air flow can cause dry rot ! Get someone in to check the type of rot and probably best to replace with treated timber joists, also check that the DPC has not been bridged by paving etc. Ed

Make sure it's not dry rot by getting a specialist in. He should give you an estimate free of charge. If it's dry rot you need to get it sorted immediately. It may be wet rot in which case you have got much less of a problem. Just have it replaced making sure you stop the source of the water that is rotting it. Concrete or timber ? It's just a matter of personal choice. Just make sure whichever you choose that it's well insulated and has a damp proof membrane ( if it's concrete) and if it's timber that the ends of the joists are wrapped. Jcunningham

If you are to keep the floorboards, I would suggest changing joists ( ensuring they are pre-treated and DPM at ends where in contact with brick/concrete) . The joist replacement will be quicker job as concrete needs to set .
