Damp ceiling next to chimney

We have water leaking in to bedroom ceiling through chimney breast. The chimney is disused and the water is clean (no mould). Small amounts of water absorbing in (rather than drips), usually when it rains. No obvious signs from the ground outside (possibly some repointing on one side, some spalled bricks at various points across gable end but none that particularly relate to the leak position), chimney breast is clean & dry in loft area on internal side. The leak is directly below one of the chimney pots, none of the chimneys are capped. Is this just water dripping through and a simple repair? Thanks Chris
