Chimney breast removal

Hi I have been given conflicting opinions on whether building regulations approval will be required or not in removing a living room chimney breast. Having looked into this online my understanding is I will need a signed party wall agreement and buildings regulations sign off but I've had a few builders telling me I do not need anything. I want to get the job done correctly and without any future problems, please can someone advise on what the correct procedure is? I am also struggling to find a builder that will agree to a building regulations sign off. Shall I ring my local council and find out? Thank you Rahman

Hi shilling Removing a chimney does require building regulations and the work inspecting, a good builder should know this. As for party wall agreements you really need some legal advice personally I've never had anything to do with these so can't advice on this
