Wall removed with no regs or paperwork on house i am buying

Posted by Nick Reed, on
I am in the process of buying a new house and the survey has picked up that a wall was removed between the kitchen and the dining room. Upon checking, there is no paperwork/regs for this and it was completed by a family friend. The seller is unsure if this was load bearing or whether there was an RSJ installed. She has offered and indemnity for the lack of regs but I am worried about whether the work was sound. It was completed in 2006 - would any issues have happened by now or should I get this checked out? And if so who would I get to check this?

It sounds like the best course of action is to insist the seller obtains the proper certification from building regs before you buy it, otherwise your insurance might not cover you in the event of any future problems.
