Chimney repair

I have water coming in my upstairs landing and bedroom which I believe maybe coming in via a chimney breast. The chimney itself is connected to a log burner which hasn't been used for some time as I am concerned I might make matters worse by using it. Outside there are three pots on top of the chimney, only one is live but they look a little tired so potentially need replacing. The chimney itself has some signs of damage where repointing maybe required. The property is old and the brickwork is built with a lime mortar. What kind of price can I expect to pay to repair all of the above as my insurance have refused to pay out saying i'm not covered by this type of damage. Replace x3 chimney pots or cap off where appropriate, repoint where needed, inspect flue and/or confirm chimney as source of water ingress?
