Has our chimney stack been made safe?

Posted by Nick Jupp, on
We bought a semi detached house 5yrs ago that had the chimney breast removed on the ground floor. It was flagged up in the home buyers report so we had a structural engineer come and take a look and draw up plans to make it safe. We went ahead with remedial action to remove the chimney on the first floor and make the stack safe. 5 years on we are selling our house and the buyers have been asking for a building regs certificate for the work completed. We don’t have one and weren’t given a completion certificate by the building company at the time. We are unsure that the builder did the full job we paid them for which they claimed they had at the time. We are unsure if the stack has been safely supported and are reluctant to approach the council for the retrospective compliance certificate unless we know it will pass. There doesn’t seem to be any additional support under the chimney stack and at the time I believe the builder told us it wasn’t needed as the stack was built into the party wall and was therefore sufficiently supported and safe. Can anyone advise us on whether it is safe?
