There is a condition called ammonium sulphate contamination where the actual chimney its self will absorb moisture from the atmosphere. This can only occur where the chimney was originally used to burn coal. Is this the situation ? Also , if a gas flue is installed, this would effectively block toe too of the chimney and prevent needed ventilation, is this the situation?
