Painting stained kitchen ceiling

Hi, I need some expert advice. Have to repaint a nicotine and water stained kitchen that had a leak from upstairs bathroom, I will spend time sugar soaping to clean etc, what would be best sort of paint to act as base/ primer before doing topcoats of the white Matt emulsion? Have used ZinsserBiN shellac primer before but expensive, and messy, and apparently not suitable for condensation areas. Thanks in anticipation guys for any help! Richard

Hi, there I two options I am doing: more expensive one is Farrow&Ball undercoat or cheaper and I think suitable for your job: Dulux Trade Stain Block Primer. Take care, Peter
