Renovating a 3 bed semi

We are looking to buy a 3-bed semi in Crosspool, Sheffield. The property has been look after reasonably, however its completely outdated. It does have GCH and double glazing. I am posting it under General DIY but we would get tradesmen in to do the jobs. As per my estimation, following work needs to be done: 1. Installing a downstairs toilet (if poss under the stairs) 2. Full rewiring 3. Installing a new boiler and removing water storage tank for the old one (current boiler is very old) 4. Knocking down two walls; i) partially between kitchen and dining room to create open living space and ii) between toilet and bathroom (both are separate) 5. Reflooring the entire house 6. Insulation 7. Fitting a new Kitchen 8. Fitting a new Bathroom 9. Fitted wardrobes (around chimney column) 10. Loft conversion (can be done at a future date) My question was, in which order should these be done to achieve maximum efficiency and avoid going back and forth on jobs. Also, if I am missing anything that needs to be done on a 1940s 3 bed semi. Any estimate on how long these jobs (if done simultaneously, without any residents in the house) can take? I would suggest the rewire first. The electrician will need to know about any walls coming down or other building work and alteration work to be done (for example new kitchen/bathroom), and the details/position of any insulation to be installed. regards, Andrew
