Leaking drain and possible subsidence

Hi, we have had an offer accepted on a property and the survey has identified a slight bulge on the right had side elevation and some slight movement of a wall but it appears to be long standing. However, under an inspection chamber the pipework was cracked and in need of repair, with the movement being adjacent to the line of drainage. A full test of the system has been recommended. "Specialists xpress" (a company recommended by the mortgage lending surveyors) have advised us of a figure of 260 + VAT for them to stick a camera down and provide a report of the damage and give an approx figure for the repair. We have also had a 1 man band advise of 150 + VAT for the same job. Does 260 seem a bit of a rip off or would we get a better diagnosis from a "proper company" i.e. will we be getting what we fork out for? Does anyone know anything about "specialists express"? If the one man band , is a Rated People Tradesman , and has good feed back , I would be confident using him , the other company sound like a bigger concern hence bigger overheads , Andy

Hi Mike, If I was you I would pay the higher cost because you could use this "one man band" and the mortgage company quite easily could not be satisfied with the report given by a small company, larger company tend to offer insurance with the reports so that if the job turns out to be different to what they advised you can claim against them where as the small company most likely hasn't got this insurance and then you would be out of pocket Regards, Daniel
