Full rewire query

I live in a 1960 ex-forces 4 bed semi in Lincolnshire, which requires a full rewire (I've had a survey done). The wiring is mostly original. I'm replacing all the sockets and switches and installing a few new ones, plus renewing the power to the detached garage, and installing a cooker hood. I've been advised I need to take the ceilings down on the ground floor for access to the wiring. Is this normal? My impression was that wiring would be done through floorboards? I've received one quote already and will be looking for others, so before I post a job, I'd appreciate any ball park figures. The walls of the house are solid and will need chasing out as required. Hello Hellen, You don't need to take your ceilings down to carry out a rewire, I would suggest £3000 to £4000 to carry out your works Regards Michael

Hi Helen Expect to pay around 3 - 3.5k for the full rewire, all chases etc replastered as well...and depending if the property will be empty at the time of the rewire. Sometimes at the electricians discretion, you can pay more if the electrician and his staff has to spend extra time moving furniture etc around every day. As for taking the ceilings down, there may be a reason for this...for example, no access due to tiled or wooden floors that can get damaged. Sometimes this is the only way. On the other hand, it is usual to run the cables for each floor through the floorboards. Perhaps the electrician that gave you the quote is trying to cut his cable costs down. Hi Helen Your absolutely right, you would expect the electrician to access the cables through the floorboards, Is there a reason that this can't bee done ? ie: tiled floors etc. A ball park figure for a 4 bed property plus power to a garage would be £ 3,500. Hope this helps

Hi Helen, Was the person that told you the ceilings would need to taken down a plasterer? If so then that would make more sense. The usual means of re-wiring a property is to lift floorboards when needed, maybe the odd skirting board and to chase out walls where sockets and conduit needs to be installed. I also agree with the other responses that you have had on cost. Between £3k and £4k depending on the property size number of fixings and the quality of the equipment used. Darren, Red Security.

Hi Helen It would be the norm to lift floor boards to carry out a re-wire. If there was a reason why the ceilings had to be taken down this should've been explained to you. Might be tiled floors or concrete bison slab instead of the normal timber joists. If you put a request for quotes on the site then you can ask the other contractors how they intend to do the re-wire and their reasoning behind this. Regards Thomas
