Forward Planning for Rewiring of House

Hi, I'm in the process of buying a 3 bedroom 1930's house which has an old Wylex fuse board mounted on a wooden backboard. I'm planning to get an EICR done before exchanging contracts but am thinking I will rewire as the owner mentioned she has not had any electrical works done apart from when a rear extension was built in the mid 1980's. I'm guessing the wiring in the main house is even older. I'm looking for some advice on how best to forward plan the works considering that I am planning to extend the house in a few years time - rebuilding the rear extension, adding a loft and possibly a double storey side extension. In terms of additional circuits - would it be best to create a new circuit in anticipation of the proposed rear extension (where the new kitchen will eventually be located) or instead, just extend the wiring of the interim kitchen circuit when the rear extension is built? The interim kitchen area will then be used as a utility area. Similarly for the loft extension and double story side extension - when these are built, would they just extend the upstairs/downstairs circuits or is it better to create an additional circuit or two for these from the outset? and finally, if additional circuits are the best way to go - how best to minimise disruption later on when these new areas are wired back to the CU? I was thinking of having cabling run from near the CU to a junction box somewhere under the floorboards/ceiling (or somewhere better?) adjacent to where the rear/loft/side extensions will join the main house. My thought process is that when these areas are built, the cabling for them could join at the junction box and save me making good parts of the main house to get the cabling run. Appreciate any response from the pros out there. Thank you.
