Re doing wood flooring

Hi we have oak flooring and looking to redo, it has scratches and is peeling. Our house is in South of France so it is hot and in direct sunlight. As we have never done anything like this before we need a product that is hard wearing as this house is a rental. We do like the high gloss. Any advise we would be greatful.
