Hi David. The He24 L-F issue is quite common. As the manufacturer's state possible condensate blockage could be reason. The external condensate pipe may seem fine and all, however, the TRAP right through to the base of the heat exchanger can really get caked up with silt/debris. As a result, no water trickles away after combustion.
