Hi Sharon Sound like either the diverter valve is passing or the domestic hot water heat exchange needs to be replaced. You can check if it is the diverter valve. When the heating has been off for over an hour and the pipe work below the boiler is cold, open up the hot tap nearest to the boiler. The hot pipe below the boiler should start to get hot (should be a 15mm pipe). If the flow pipe (22mm heating pipe) is getting hot when the tap is running you will know that the diverter valve is passing. If you are unsure and don't understand the above, I would recommend that you put an ad on the site explaining what is happening. Budget should be around £250. Might be worth servicing the boiler if it hasn't been done in the last 12 months. Best of luck. Sam (eps)

It sounds like you (DHW) domestic hot water heat exchanger is scaled-up and flow is restricted, have the plate-exchanger cleaned or replaced and fit a filter to the system.
