Good afternoon You are describing what sounds to be a penetrating damp probably that is likely being caused by a breakdown of the external render. There are a few processes that you can look at to solve the issue including replacing the external render. What I would suggest as one possible solution is that companies such as ourselves who are a Registered contractor for "Andura". We would look to repair and replace any and all damaged/ blown render before applying a flexible and breathable resin coating. The benefits include that it will stop the penetrating damp issue your describing, it is Independently Insured for 15 years and it will not chip, flake or peel for that period of time. Andura products come with this along with BBA and BSI support, all of which you would not get from your traditional renderer.
