Problematic boiler

Hi, We recently moved into a flat which was empty for over a year and have identified a few problems with the glow worm combi boiler. - the pressure gradually drops by about 0.4-0.5 bar over the course of a week and needs repressurising. Water leaks from a pipe at the bottom of the boiler during repressurising. - the pressure drops about 0.3 bar when the heating is turned on BUT the heating doesn't work. Hot water is working fine, but the radiators are cold as stone, have made sure thermostat turned up and it's on etc. The boiler does make some noise when the heating is turned on but the rads just don't heat up. Any thoughts on what could be going on? Thanks, Emily

Hi, Jan here from South Coast Boilers in Newhaven. scboilers.co.uk The leak needs to be repaired, no leak = no pressure loss. The heating not working could be many reasons. Pump problem, controls not working, diverter valve faulty, diverter motor not working... Ask your gas engineer if they know how to use a 'multimeter' before employing them. Otherwise it will be "guessing" which part has failed, and you may end up with a large bill. But start with the leak repair and get some on-site advice whilst that is being repaired. If the boiler is exceptionally old or in poor condition, strongly consider a replacement with a good brand before pouring money into something that may not be worth it.
