What certifications should be provided by the fitter when a boiler is replaced in a property? Is this different to a standard 1 year certification on the appliance? What guarantees can a customer expect on work carried out, I'm aware the appliance will also have its own warranty. What documentation is required at point of sale when selling a property that has recently had its boiler replaced? Many thanks,

Hi Nick When a new boiler is installed you should be given the manufacturer installation manual. In this manual there is a section called the benchmark. This must be completed when the engineer carries out the commissioning of the appliance. The engineer should sign this and ask the client to sign it also. The engineer should complete any guarantees and register the boiler with gas safe if required. The engineer should flush the complete system with cleanser and drain fully. The system should have inhibitor added on refilling and this is noted in the benchmark book. The engineer must relight all gas appliances and carry out visual checks to ensure safe. Any unsafe situations should be documented and paperwork completed if at risk or immediately dangerous. If selling a property or renting a property then a gas Safety certificate is normally issued.
