Water ingress at ground floor garage - drainpipe

This is an update on the previous question which Chris Plastow kindly answered. We live in a 6 yrs old detached townhouse. Our garage is on the ground floor and whenever there is heavy rain, water is coming in at ground level through the brick wall (i.e. it is not coming in via the garage door). There is a drainpipe from the roof guttering – it goes straight into the ground – the water in the garage appears to come in at the same area where the drainpipe is located. Could this be the cause of the water ingress? What type of tradesmen do you suggest? Thanks, Richard

hi the drain pipe is possibly connected to what is called a soak away which means the water filters through gravel into the ground and if this is the case it may be blocked or inadequate,i would suggest you get a drain specialist to carryout cctv of drain pipe in order to determine if it is blocked or soakaway

First thing to do is try to locate the end of the drain and block it , fill it with water by using a hose, preferably, and making sure you don't spill any water on the ground , if the leak occurs in the garage then the pipe is broken or missing , like in a soak away . This will give you a better understanding of the problem . In any case , there are holes in the exterior wall through which water can pass . Never disregard the fact that the ingress to the garage could be far from the ingress to the exterior wall . Experiment ......

get a drainage specialist to have a look at it he will give you a diagnosis on problem if not drains could be a bigger issue else were
