Working from Height on Ladder

I have a situation where a roofer wants to seal the brickwork to the rear of my property (2 storey with gable over so effectively 3 storey) via a ladder. The ladder could not be tied at top or bottom. I have expressed concerns on the height and feel a proper platform should be provided. The roofers scaffolder took the scaffolding down too early and without warning letting themselves on to my property without me be home nor consent. I accept I am furious with this but equally don't unduly want to to dismiss other options to complete the work.

The work your roofer wishes to carry out does not involve any heavy or awkward tools. A simple bucket and brush or indeed a spray are all he needs. We often work at similar heights to carry out water seals and where possible we work using ladders. Your roofer finds himself in a difficult situation. The scaffolders are unlikely to erect another scaffold free of charge, and you are unlikely to want to pay the additional scaffold charges, especially given the work is only likely to take a single day. I would advise letting the roofer carry on, perhaps insisting that he employs someone with the sole purpose of footing the ladder..

Hi Rob you could use an aluminium scaffold tower, they come in standard and narrow widths to accommodate tight spaces and have stabilisers to stop them falling over. Available from hire shops.Ed

Health and safty state that no one should be on a ladder,unless its at least four runs above the highest point, and it must be secured to a rigid fixing,also the ladder must be set out with,a 75 degree slope,as for who's is responsible for the health and safety procedures it's the company doing the work not the home owners
