I think a site visit may be required, the metal strip you describe sounds like the lead flashing, it is hard to say what may be causing the leak , it may just be a broken tile. Regards Paul. Total roofing care.

Outside roof might need tiles replacing one side and a metal strip near the window needs replacing which is causing a leak in the bedroom ceiling when it rains.
